The Where

South Austin is actually an amalgamation of many neighborhoods located in the 78745, 78748, and 78749 zip codes. South Austin homes are as close as 6 miles from Downtown Austin. 

It is inclusive of neighborhoods developed south of Hwy 71, west of I-35, east of MoPac, and north of Slaughter Lane, this area is also in close proximity to Austin-Bergstrom International Airport.

The Skinny

South Austin enjoys a short trip to some of the best hotspots in all of Central Texas. Just minutes from  Zilker Metropolitan Park, South Austinites have close access to the acres of green space for music concerts or disc golf, and the area also is home to Barton Springs Pool and Zilker Botanical Garden. South Austin also is home to the one of the best Malls of Central Texas-Barton Creek Square Mall. 

South Austin is home to what most believe is the “Eclectic” heart of Austin. From the Cathedral of Junk art gallery to the Central Market Plaza near the Western Trails neighborhood, South Austin have a similar feel to the Central South neighborhoods of 78704 for a much more affordable price.  

Among South Austin’s neighborhoods is Cherry Creek, developed in phases between the 1960s and the 1990s, the Cherry Creek community stretches down the corridors of Brodie Lane, Westgate Ln and Manchaca Rd. It is characterized by mature trees and varied and eclectic mix of homes. A movement to update and remodel many of the older homes within the community includes modern amenities and design features.  

Sunset Valley was developed in the early 1950’s where many  thought this once farmland community was too far away from Downtown Austin. With only 6 miles separating the two it has become a very desirable neighborhood for those who want to have city amenities with a suburban lifestyle.  Valley, although it is a suburban community, boasts many natural setting right at the doorstep of most homes. Amid all the retail and commercial development surrounding the town, there are green spaces such as Sunset Valley Nature Area and Cougar Creek Greenbelt. Some Sunset Valley homes, particularly Sunset Meadows, 

Western Trails is one of the more desirable locations in South Austin and enjoys an incredible location that bridges exciting urban life with a relaxing suburban vibe. Westgate Shopping Center is less than 1 mile away and offers a Central Market, Yoga Yoga, and Hyde Park Bar and Grill. Austin’s nightlife including music, amazing dining experiences and fun cultural events are right around the corner.

Other neighborhoods built in the 1970’s, 1980’s and 1990’s are experiencing a renaissance of updated and remodeled homes because of the relatively close proximities to Central & Downtown Austin as the Greater Austin expansion continues.  Maple Run, Emerald Forest, Battle Bend just to name a few are increasing in value and desirability offering the best of both worlds—access to Austin’s cultural, dining and entertainment centers with a suburban home setting.

The Schools

The Austin ISD serves the students of South Austin. Because of the wide breadth of neighborhoods, there are too many schools to name them all, however, some younger students attend elementary schools such as Oak Hills Elementary (K-5), Boone Elementary (PK-5), and Sunset Valley (PK-5). Older students attend Bailey Middle (6-8), Covington Middle (6-8), and O. Henry Middle (6-8) as well as Travis High (9-12), Crockett High (9-12), and Bowie High School (9-12). Private school options include San Juan Diego Catholic High School (9-12), Bannockburn Christian Academy (PK-5), Athena Montessori Academy (PK-K), Headwaters-Montessori/International Baccalaureate Program (PK-12) and Veritas Academy (PK-12).
