The Where

Located west of Lake Austin and in the highly desired 78746 zip code, Westlake Homes sit an average of 10 miles from Downtown Austin and just under 4 miles away from some neighborhoods on the eastern edge of it. With a border of Lake Austin to the north and east, the Barton Creek neighborhood sits to the south. On the west side sits the beautiful rolling Loop 360 and Highway 71. Austin-Bergstrom International Airport is easy to access just over 15 miles away.

The Skinny

Westlake covers approximately 31 square miles, it boasts the best of both worlds: a vibrant urban community and the best of Austin’s Hill Country natural beauty. With winding roads through the hills, Westlake has some of the best views in Austin, yet it's only 10 minutes from downtown. Typically Westlake refers to the area geographically covered by the Eanes Independent School District and it is sought-after for its beautiful, luxury homes.

The average Westlake home was built in 1993, but they range from 1970s ranch-style homes to modern estates that overlook the surrounding hill country and Lake Austin. Some of the homes that are 25 to 30 years old, have been renovated and expanded to meet the needs of today's buyers. Every type of architecture is represented from traditional homes to contemporary homes as well as Tuscan style, and everything in between. 

Westlake neighborhoods are diverse in name and look and include Westlake Park, Davenport Ranch, Terrace Mountain, Deer Creek, Las Lomas, Lost Creek, Green Park, The Greene at Toro Canyon and Westlake Hills as well as many more. Westlake lots for sale are also available, and while they are quite pricey compared to other lots, they are perfect for building a new dream home with all the amenities and proximity to downtown Austin.

​​​​​​​The homes in Westlake average 4,600 square feet.  Some are more modest with 3 bedrooms and 2 to 3 baths while some are rolling estates with up to 7 bedrooms and up to 13 bathrooms. Because of their desirability many residents of Westlake have owned their homes for decades and many of the homes lack updates and are strong candidates for remodeling, while other well-established residences have had make overs with all modern amenities and accoutrements. Discerning buyers will find all the updates they seek in many of the modern estates, from wine cellars and elevators to media rooms, en-suite rooms, dazzling master retreats, and numerous living areas. Finishes are classy and luxurious, with soaring ceilings and dramatic views from oversized windows. Lake Austin’s beautiful vistas can be admired from decks and patios making Westlake homes some of the finest living in Austin.

Westlake also boasts one of the two major shopping malls in Austin -- Barton Creek Mall. Another Westlake shopping hotbed is The Village at Westlake which is located where Bee Caves Road crosses the Capital of Texas Highway, and houses small boutiques, restaurants, and what is considered the finest HEB grocery store in the state. All along Ranch to Market Road 2244, aka Bee Caves Road, homeowners find a variety of restaurants, specialty shops, spas, hair salons and other necessary services. Maudie’s Hacienda serves some of the best Tex Mex food with a beautiful patio overlooking the hill country. For great Tex-Mex, head to Maudie's. The Grove provides the perfect wine-escape and comes with the quintessential morning coffee spot-Lola Savannah’s Coffee. The Barton Creek Greenbelt is Austin’s natural oasis buried in an urban setting with many entry points in Westlake. If you are looking for golfing, tennis or fine dining and social activities, Westlake isn’t short on access: Austin Country Club-Austin’s oldest country club is located here, as well as Lost Creek Country Club and the prestigious Barton Creek Country Club is nearby.

The Schools

The Eanes School District is one of the most sought after in the city and also has the lowest tax rate of any of the districts in the area.  Highly respected for providing outstanding education, Eanes serves the students of Westlake and one of the reasons many residents chose it as their home. Primary schools include Barton Creek Elementary (K-5), Eanes Elementary (PK-5), and Bridge Point Elementary School (K-5). Middle schools are Hill Country Middle (6-8) and West Ridge Middle School (6-8). Westlake High School (9-12) is the public high school, and it is considered not only one of the top high schools in the Austin and the state, but also in the country. Not only known for its excellent academic record, it has a rich championship football tradition having spawned NFL quarterbacks Nick Foles and Drew Brees, and also an award-winning music program. Private schools include Trinity Episcopal School of Austin (K-8), Fusion Academy Austin (6-12), and St. Stephen's Episcopal School (6-12).
